THE HIDDEN SEA VIEW
Terms & Conditions
Prepared 2 October 2026. Effective from publication for new bookings only.
1. Host and contact details
The Hidden Sea View is operated by Piratheepan Indi Veerasingam.
Host correspondence address: Søndre Landevej 23, 1. sal, 6400 Sønderborg, Denmark.
Accommodation address: Søndre Landevej 23, 2. sal, 6400 Sønderborg, Denmark.
Telephone: +45 61 76 30 00.
Email: P.Indi Veerasingam <p.indi@outlook.com>.
2. Scope and booking confirmation
These terms apply to direct short-stay holiday bookings through our website, email or telephone. Bookings through Booking.com or Airbnb follow the terms disclosed and accepted for the specific platform reservation.
A direct booking becomes binding when we issue a booking confirmation after the required initial payment has succeeded. Telephone and email bookings receive the price, payment schedule and applicable terms before acceptance.
The confirmation records the dates, guest count, selected rate, total price and payment schedule. Please contact us promptly about any error. The terms accepted when booking continue to apply to that reservation. Later website changes do not change existing bookings.
Stays of one month or longer, and stays intended as a home rather than holiday accommodation, require a separate written agreement before confirmation. Applicable tenancy rights are not excluded by describing a stay as a holiday booking.
3. Accommodation and guests
The apartment is on the second floor, reached by stairs. There is no lift. It has its own kitchen and bathroom.
The maximum occupancy is three people in total, including children and infants, with a maximum of two adults. The person booking must be at least 18 and must provide accurate booking details. Children must be accompanied by a responsible adult.
A cot is available by prior arrangement within the three-person occupancy limit.
Free public parking is approximately 100 metres away. Spaces are shared, subject to availability and local parking rules, and are not reserved.
4. Prices and included services
Prices are in Danish kroner (DKK). The total payable price, including all mandatory charges and any applicable taxes, is displayed before booking.
The cleaning fee is €40 and includes ordinary final cleaning. This fee is shown separately and included in the total price before payment.
Bed linen, towels, electricity, water, heating, Wi-Fi and the advertised coffee and tea provision are included.
Laundry services and agreed early arrival or late departure cost extra. Their prices are agreed before purchase.
5. Payment
Online card payments are processed through Stripe.
Flexible rate: 30% of the total booking price is paid when booking. The remaining 70% is due no later than 14:00 Danish local time seven days before arrival. For bookings made after this deadline, full payment is required when booking.
Non-refundable rate: the full booking price is paid when booking.
An advance payment is part-payment for the stay, not a damage deposit. No separate damage deposit is required.
If a balance remains unpaid, we send a written reminder with a reasonable deadline appropriate to the time remaining before arrival. If payment is still missing, we notify you before cancelling the reservation. Any cancellation charge follows the applicable rate and these terms. Amounts already paid are credited against that charge.
6. Flexible-rate cancellation
Cancellation is free until 14:00 Danish local time seven calendar days before the arrival date. All booking payments are refunded.
After this deadline, the booked accommodation price is payable. Unused final cleaning and unprovided optional services are refunded. This also applies to a no-show.
For early departure after check-in, the accommodation price for the reserved period remains payable. Cleaning already provided or required because of occupancy remains payable. Unprovided optional services are refunded.
These provisions do not remove remedies arising from a failure by the host to provide the agreed accommodation.
7. Non-refundable rate
For a booking expressly sold as non-refundable, the accommodation price remains payable following guest cancellation, a no-show or early departure.
Unused final cleaning and unprovided optional services are refunded. After occupancy, the final cleaning fee remains payable.
“Non-refundable” does not exclude mandatory legal rights, including remedies for defective or undelivered accommodation.
8. How to cancel, change dates and receive a refund
Cancel through the website cancellation facility or by email, giving the booking reference and arrival date. The cancellation time is the time your request reaches our system or email inbox. We acknowledge receipt. If no acknowledgement arrives, contact us by telephone.
A telephone cancellation is effective when we receive it and is recorded in a written acknowledgement.
Date changes require our written agreement, availability and acceptance of any price difference. Until a change is confirmed, the original reservation and cancellation terms apply.
We make reasonable efforts to re-let cancelled nights. If we receive replacement accommodation revenue for nights for which you have paid a cancellation charge, we refund the net replacement revenue after reasonable documented additional re-letting costs. The refund does not exceed your charge for those nights. We also account for costs saved and do not recover the same loss twice.
Approved refunds are initiated to the original payment method within seven business days. Your bank or payment provider determines when funds appear in your account.
9. No statutory cooling-off period
Bookings for accommodation on specified dates do not carry the usual statutory 14-day online cooling-off right. Cancellation rights follow the selected rate, subject to mandatory law.
10. Arrival and departure
Check-in is from 14:00. Check-out is by 10:00. All times are Danish local time.
Self check-in instructions are supplied before arrival. Please tell us about a delayed arrival.
Early check-in or late check-out requires prior confirmation and depends on availability. The charge is agreed in advance. There is no automatic entitlement to remain after check-out.
11. House rules
Smoking and vaping are prohibited inside the apartment and indoor common areas. Smoking is permitted only in the outdoor location indicated by the host.
Pets, parties and events are not permitted, subject to mandatory rules concerning assistance animals.
Quiet hours are 22:00–08:00. Please respect other residents throughout the day.
Only booked guests are permitted to stay overnight. Day visitors require prior agreement and must respect the house rules.
Do not share access details with unauthorised persons. Close windows and secure the apartment when leaving, particularly during rain.
12. Departure and cleaning
Please leave the apartment in reasonable order, wash used dishes or start the dishwasher, sort waste as instructed and return the key as directed.
Ordinary final cleaning is covered by the cleaning fee. Guests are not required to carry out professional cleaning.
Extraordinary cleaning beyond ordinary use is charged only where attributable to a guest’s conduct and supported by reasonable documented costs. No automatic penalty applies.
13. Damage and lost keys
Report damage, faults and lost keys promptly.
Guests are liable for damage caused by their intentional or negligent conduct under applicable law. Ordinary wear and tear is not charged.
Any claim is explained and documented, taking account of the item’s age, condition and reasonable repair or replacement cost. Lost-key charges are limited to reasonable necessary costs. Lock replacement is charged only where reasonably necessary for security.
You have an opportunity to respond before a claim is pursued. These terms do not authorise automatic card charges for damage or disputed costs.
14. Host access and maintenance
Routine entry, cleaning and non-urgent repairs are arranged with the guest.
For an immediate threat to people or property, such as fire or active flooding, we seek to contact you where circumstances permit. We enter without prior agreement only where necessary to address the emergency. We explain the entry afterwards as soon as reasonably possible.
Failure to answer a message alone does not justify entering.
Known works affecting access, safety or the enjoyment of the stay are disclosed before booking. If significant works arise later, we notify affected guests promptly and address their rights under applicable law.
15. Problems, host cancellation and responsibility
Contact us promptly during the stay on +45 61 76 30 00 if something is wrong, so we have a reasonable opportunity to investigate and remedy it. Photographs are helpful where appropriate.
Failure to report immediately does not automatically extinguish statutory rights, but avoidable delay might affect assessment of the claim.
If we cannot provide the booked accommodation, we contact you promptly. Alternative accommodation requires your agreement. Otherwise, we refund payments for the accommodation and services we cannot provide. Any further legal remedies remain unaffected.
Serious or repeated breaches of house rules are addressed with a warning and opportunity to stop where appropriate. Immediate action is reserved for serious safety risks or other legally justified circumstances. Any termination, refund or claim follows applicable law, actual use, loss and reasonable mitigation.
Our liability follows applicable Danish law. No clause excludes liability or consumer rights which cannot lawfully be excluded. Extraordinary events are assessed under applicable law and do not automatically remove refund rights.
16. Privacy, cookies and newsletters
We process personal information needed to manage bookings, communicate with guests, receive payments and meet applicable legal obligations. Detailed information about the controller, purposes, legal bases, recipients, international access, retention periods and rights is provided in our separate Privacy Policy.
Cookie choices are managed through the cookie settings. Newsletter subscription is optional and requires separate consent. Booking does not automatically subscribe you.
17. Complaints and applicable law
Send complaints to the host using the contact details above, including your booking reference and a description of the issue.
If unresolved, Ankenævnet for Hotel, Restaurant og Turisme provides information at hrt-ankenaevn.dk about complaints within its jurisdiction. Eligibility depends on the nature of the accommodation service and the dispute. Where another body is competent, we provide the relevant details as required by law.
Danish law applies, subject to mandatory protections available to consumers under applicable conflict-of-law rules. These terms do not restrict mandatory rights concerning courts or complaint bodies.
